Do I pay IVA or IGIC on a new-build in Tenerife?
IGIC, because the Canaries are outside the mainland VAT territory. The rate and the accompanying stamp duty are set for the islands, and a purchase budget copied from a mainland calculator will not match. Your lawyer confirms the figures in force at completion.
The property is close to the sea. Is that a legal risk?
It can be. Spanish shoreline legislation defines a public maritime domain and protection strips, and properties within them can carry restrictions on works and, in some historic cases, on title itself. Proximity to the beach is a reason to check the position specifically, not to assume it.
