I am buying a property in Marbella. Does that give me residency?
No. The residence-by-investment route was abolished on 3 April 2025 by Ley Orgánica 1/2025, and buying property no longer leads to a permit. Owning a home can help evidence an address for other routes, but it is not itself a basis for residence.
Can I get empadronamiento in Marbella on a holiday rental?
Usually not. The town hall wants evidence of a habitual address — a long-term rental contract in your name, a deed, or a signed authorisation from the owner. Short holiday lets rarely satisfy that, and this is the most common reason a Marbella file stalls at the very first step.
